KONDAILIP is a backwater Resort, located in Ezhupunna at Alappuzha district in the GODS OWN COUNTRY – KERALA and is a cute place for ‘hide out’ from the busy life.Ezhupunna is an attractive village with paddy fields, shrimp farms and coconut grooves has all its reverence of a quite countryside far from the madding crowd. Kondai Lip is 55 km from Cochin International Airport and Fort Kochi is just 18 km from the resort. One can enjoy the cool and unpolluted fresh air, calm and serenity of the island like resort- Kondai lip – with heritage, traditional houses with all modern living amenities, multi cuisine restaurants with Kerala delicacies, inbuilt means for boating, fishing, fish hunting etc. inside the Resort enclave, village walks and watching traditional craftsmanship of the local people. It is close by the Arabian Sea and recently declared tourists spot -ANDAKARANAZHY BEACH is 7 km from the resort is on the shore of Arabian Sea with facilities like walkway for watching sunset. The resort is also offering a complimentary boating to the beach every day at 3.30 pm. Kondai Lip is adorned with SEVENTEEN rooms (all water facing) spread across 15 acres.

Turn off the highway to Alleppey, onto a narrower road that winds its way through sleepy hamlets, going past prawn and shrimp farms and submerged fields of paddy. You gradually begin to feel the overwhelming presence of water. At times in the course of the journey it seems that for an instant one has dropped below the waterline.

The gateway to Kondai Lip welcomes you across a narrow canal fringed by palms. Greeted by the resort’s boatman, guests are then transported across in a country boat. The boatman uses a long pole, pushing down into the riverbed to propel the boat forward. Step ashore, stone lined pathways branch out and lead into the resort. A canal to the left has been dyked to form a large pond that stretches across on end of the property. Brick coloured cottages built of laterite and wood with wooden gables, tiled roofs and verandahs are set amidst tall palm and coconut trees, tropical plants and cropped grass. The cottages are all over a hundred years old and were once traditional homes that have been translocated. Designed in Kerala’s vernacular style of architecture, with interiors in wood, elegantly furnished and equipped with all modern amenities, the cottages look out at canals on two sides and are set around a dining area that is open to the surrounding landscape.

A profound silence reigns, this is solitude in its purest form and within its embrace a million sounds that you wouldn’t normally hear. Step lightly, sit back, luxuriate in the beauty that surrounds you, soak in the silence, you are a heartbeat away from paradise.

Terms & Conditions:

• Any amendment in the itinerary /dates of the booking will be treated as a fresh booking request.
• Rooms held for early arrivals will be charged from the previous day.
• The current rates supersede all the rates that may have been quoted in the past.
• Contracted rates are subjected to change based on the changes in GST structure
• Late checkout and early check in are subject to availability.
• Checkouts from 11.00 hrs to 18 .00 hrs are subjected to 50% of room rate and thereafter at 100%
• All arrivals prior to 6.00 hrs are billed from the previous night.
• In case of no-show or cancellation of a guaranteed reservation the hotel reserves the right to levy retention charged for entire reserved stay.
• All refunds will attract a 10% administrative charge and it would take a minimum of 10 working days for the refund.
• Check in time is 13.00 hrs check out time is 11.00 hrs

Reservation Procedure: 

1. All booking request must processed through email,.
2. All Guest should be carry a valid hotel voucher in original issued by the travel agent or should be delivered to the hotel reservation department prior to the check-in of the guests.
3. Clear indication of payments should be maintained on the hotel voucher upon or before guests arrival and should be intimated to the respective hotels along with the reservation request. Should there be any failure of the above or published rates then are charged to the guests directly without notice to your agency.
4. Please ensure that the relevant GSTIN number along with appropriate address is communicated by email at the time of booking to generate the GST invoice. Modification is not possible after generating the invoices

Child Policy: 

1. Child below 5 years of age stays free in parent room without any extra bed.
2. Maximum of two children allowed in one room below 12 years of age
3. In case extra bed is required extra bed charges will be applicable as maintained in the contract and subject to availability.

Cancellation Policy

If cancelled or modified up to 14 days before the date of arrival no fee will be charged which cannot be applied during 20thDec to 10 Jan .100% retention charges against the entire reserved stay for cancellation after the same. Booking may be cancelled without any notice if full payment is not reserved on the cutoff date.

Reconfirmation of Reservations:

1. All reservations should be reconfirmed within 45- 30 days respectively prior to arrival of the guests along with full advancepayment, guest details and all other required details
2. Any cancellation of the booking after the confirmation date will attract full retention charges.

Guests can also opt for an evening cruise on a motorized boat to Andhakaranazhi Beach. The beach is one of the points along the coast that is the confluence of backwater with the Arabian Sea. On the cruise, Guests will go past narrow and broad stretches of backwaters, past Chinese fishing nets etc. The boat returns to the resort before the dusk. Those who wish to stay longer on the beach can arrange alternative conveyance at additional cost. 
KONDAI EXCOTIC VILLAGE TOUR: (OPTIONAL) 

TIME : 8.30  AM

DURATION : 4 HOURS
 
The Village Walk – the first stage commence by walking through the man-made countryside footpaths by  the side of narrow canals for 15 -20 minutes and reach a junction  called “Cherunkal”. On the way you can see many houses of old and different types.Your walking will be through and by the side of fish farms rearing prawns and by the side of greenly lush paddy fields (seasonal).  On walking you can watch different types and exclusive water birds and other birds and their chirpings etc.     
 
Cycling Tour – The second phase of the Village Walk continues from Cherunkal on bicycles. Bicycles will be provided to each guest and move on to the next point called Vellathode and reach there within 20 minutes.   On the way you can enjoy the glorious greenery of the village and its serenity and beauty. At the end of the cycling you reach a village market where all kinds of local fishes and vegetables are put for sale.  In and around this market, you can have the taste of local foods from the local tea shops of the village.
 
Country Boat Cruise – The market is by the side of backwaters and a country boat will be waiting for you for the cruise. A sweet – nature’s gift- tender coconut will be served inside the boat as a welcome drink.  You can enjoy the same and relax.  The cruise will be in a non-mechanized country boat which is pulled manually. This journey will take two hours and will take you to the next village called ‘Thazhuppu’. There you can relax and enjoy by watching birds and aquatic life, green countryside, swaying palm trees and people waving from the banks of the back waters. Finally you will be dropped to the same point where you board the boat. From there for the way back to the resort we use the same conveyance.
 
Lunch/dine with Kerala family- Very interesting time to watch  the life, tradition , culture and the relations among the members of Kerala family  and with them you can dine  and taste and  experience the typical  Nasarani food ( Appam& Duck curry)   
 
 
FISHING WITH LOCAL FISHERMEN (OPTIONAL)

A fishing demo will be provided for the guest inside the resort area by the local fishermen in traditional country boats. The technology used among traditional fisher folk differs according to the needs of specific local fishing conditions. Here we use Gill net Fishing (vertical panel of nettings normally set in straight line) and The cast Net (throwing nets).
 
CHELLANAM FISHING HARBOUR (OPTIONAL):
 
Chellanam Fishing Harbor is just 20 minutes’ walk from the resort. Visiting here is an opportunity to gain an insight into the lives of local fishermen and their families. On the way You will have a visit to the local boat building yard/unit where you can see the building of boats and can watch the Craftsmanship of the local carpenters. 
 
BIRD WATCHING AND NATURE WALK (OPTIONAL)
 
Kondai Lip is a bird watcher’s paradise with a fascinating trove of endemic and migratory species and a nature lover’s delight. Guests may walk around the isle or take part in one of the tours that the resort offers.
